Since a new four-storey apartment is to be constructed on the same site, demolition must be planned as a controlled dismantling operation rather than as indiscriminate breaking of the structure. The primary objectives are to protect workers, neighbouring buildings, pedestrians, road users and public utilities, while preventing uncontrolled collapse, excessive vibration, dust and damage to the adjoining properties. Before starting demolition, a detailed site survey and structural assessment should be carried out by a competent structural engineer. The existing drawings, if available, should be examined, and the actual construction should be inspected to identify the structural system, load-bearing walls, RCC members, beams, columns, floor systems, arches and roof arrangement. Particular attention should be given to the common walls shared with adjacent buildings. Their thickness, condition, foundation arrangement and dependence on the existing structure should be established. Cracks, settlement and other defects in neighbouring buildings should be photographed and recorded before demolition so that their condition is documented. All necessary permissions and approvals should be obtained from the competent local authorities before commencing work. The demolition method and temporary-support scheme should be prepared by qualified professionals. Utility services such as electricity, water, gas, telephone and sewer connections should be identified and safely isolated or disconnected. Any overhead electrical lines near the site should be protected or relocated in coordination with the concerned authority. Because the site is located on a busy street, the working area should be completely barricaded. Strong hoardings should be erected along the site boundary, with controlled entry and exit points. Warning signs, lighting and traffic-management arrangements should be provided. A covered pedestrian-protection arrangement should be considered wherever the public movement is close to the building.
